Is it the wrong time to invest in property?

19/07/2010

Not at all!

If you are taking a long-term outlook it is always a good time to buy.

Property in ten years time will almost certainly be worth more than it is now. Also, if you feel that property is about to fall in value now is the time to ensure that you take advantage of some of the deals that can be done.

In addition to capital growth, as interest rates remain low, the monthly cashflow should be very good as well. Providing that you remember to account for tax, you can use this money in a number of positive ways.

  • Further pay down debt; ask your mortgage lender is you can make overpayments on your mortgage, even a few extra pounds a month can make a huge difference on an interest only mortgage.
  • Make improvements to the property; By stratetic investment you can add value to the property. This could allow you to charge enhanced rents or improve the overall value.
  • Put towards your next deposit; By continually investing your property income in further property, as well as improving your long term gains through capital appreciation you will also be spreading your risk in the shorter term through void periods for example.
